Our business model is to acquire, develop and manage residential and commercial properties in larger cities with positive long-term growth prospects and strong local demand.
We aim to generate attractive returns through active asset management, efficient operations and disciplined investments. Growth is achieved by acquiring properties with development potential, improving and repositioning existing assets, and developing new projects that respond to the needs of tenants and local markets.
Through acquisitions, investments, development projects and selective divestments, we continuously strengthen and optimise our property portfolio in line with AJVESTOR’s long-term strategy.
Financial Targets
AJVESTOR’s financial targets are designed to maintain a strong balance sheet, controlled leverage and sufficient capacity to meet interest obligations.
Equity-to-assets ratio
The equity-to-assets ratio should be at least 40%.
Net debt to total assets
Net debt should not exceed 60% of total assets.
Interest coverage ratio
The interest coverage ratio should be at least 2.0 times, calculated on a rolling twelve-month basis.
Net debt to EBITDA
Net debt should not exceed 11.0 times EBITDA, calculated on a rolling twelve-month basis.

AJVESTOR is committed to reducing its environmental impact, acting responsibly and contributing to sustainable long-term development.
Our sustainability targets include:
- Improving energy efficiency by 2 percent per square metre annually.
- Reducing emissions from our own operations by 50 percent by 2030, using 2022 as the base year.
- Achieving net-zero greenhouse gas emissions across the entire value chain by 2045.
- Obtaining recognised environmental certification for all newly developed properties.
- Maintaining zero tolerance for corruption, discrimination and unethical conduct.
- Increasing the proportion of green and sustainability-linked financing.
